• The guest can cancel free of charge until 7 days before the arrival date.
• The guest may be charged the total price of the reservation if they cancel within the 7 days before the arrival date and we are unable to resell the accommodation
We are not registered for VAT.
Breakfast
A complimentary continental-style breakfast will be provided in your suite.
We deliver freshly baked croissants, pain au raisin and toast to your room at a time to suit you in the morning.
Fruit juice, milk, choice of cereals, yoghurt, fresh fruit, butter, jam and marmalade can all be found in your room, in addition to ground coffee, hot chocolate and a selection of teas and infusions.
If you would like to make use of the guest kitchen and provide your own ingredients for a more substantial cooked breakfast, you are most welcome.
Parking
There is one parking space per suite, adjacent to the driveway. We would kindly ask that no cars are parked in the courtyard area. Cars are parked at the owner’s risk as we cannot accept liability for any damage or loss to property.
As we share the main driveway with our neighbours at Pannells Ash Farm, we would ask you to please join us in respecting their right to quiet enjoyment and access to their property.
Our suites are designed to accommodate a maximum of 6 people at any time.
We regret we cannot accommodate children or pets.
All our rooms are non-smoking and are fitted with sensitive smoke detectors.
We reserve the right to make a surcharge of £75 in the event that this request is not complied with.
During your stay, you are responsible and liable for any damage or breakage which you or any member of your party cause to the fabric of the accommodation or its contents. Any mishaps can usually be remedied if we know soon enough. However, we do reserve the right to charge for damage and any losses incurred.
By making a booking with us, you are agreeing to our terms and conditions.
Taxis
If you are attending a function locally and will be requiring a taxi service we strongly recommend that you pre-book as demand can be high and supply can be limited at peak times. We are happy to supply contact numbers.
